Attic Mold Removal in Saugus, MA —
Sheathing Assessment, Borate Treatment & Vent Correction

Two root causes account for most Saugus attic sheathing mold: improperly terminated exhaust fans and blocked/insufficient soffit-to-ridge ventilation. Both create the same condition — warm moist air in the attic unable to exit, condensing on cold sheathing surfaces. We find which one (or both) is present in your Saugus, MA attic before proposing any treatment scope.

Not necessarily. OSB sheathing commonly contains sapstain organisms from the lumber mill — these blue-black fungi are present in the wood at installation and are not active mold growth requiring remediation. Sapstain persists regardless of the current moisture condition, doesn't pose the same air quality concerns as active mold, and costs homeowners significant money in unnecessary remediation when misidentified. We distinguish between sapstain and active mold using MC% readings (active mold requires elevated MC to persist; sapstain doesn't) and targeted lab sampling from suspected active areas before scoping any treatment.

IICRC guidelines permit in-place treatment of surface mold on structurally sound sheathing — defined as material where structural integrity is maintained (MC below threshold when dry, no physical delamination, no loss of rigidity from fungal digestion). Treatment consists of HEPA vacuuming to remove loose spore material, EPA-registered fungicide application, and penetrating borate for ongoing inhibition. Sections with structural delamination or through-penetration require replacement, assessed individually. Full sheathing replacement across the entire attic is rarely warranted and should require clear justification based on section-by-section structural assessment.

Signs that exhaust fans may be terminating inside your Saugus, MA attic include: excessive moisture or frost on sheathing near bathroom ceiling locations in winter; mold growth in a pattern that follows the bathroom footprint from above; a bath fan that seems to take a very long time to clear steam from the bathroom; or discovery of flex duct that ends loosely inside the attic rather than connecting to an exterior cap. Our attic assessment includes physically tracing every exhaust fan duct from the fan housing to its termination point — inside the attic or exterior. Improperly terminated fans are among the most common findings we make during attic mold assessments in Saugus, MA.

We treat wood structural components only — sheathing and rafters — and do not apply products to roofing materials. Our treatment products have SDS sheets available on request, and we can provide these to your roofing material manufacturer representative for verification of compatibility. Most manufacturers don't restrict attic wood treatment by qualified contractors, but if you have a specific manufacturer warranty question, we recommend confirming directly before scheduling work.
